Lease Sentry™, Inc. Mission Statement:
Our mission: It is the mission of Lease Sentry™, Inc. to provide the means with which a member-landlord can document the rental-behavior history of a tenant or review the rental behavior history of a prospective tenant in order to minimize damage to property and financial loss through poor tenant behavior.
Why the need for Lease Sentry™?
The problem: Typically, landlords have been at a disadvantage by renting valuable properties to prospective tenants with a less than favorable rental-behavior history. The tenants, once "in," seemingly have the upper hand to do with the property whatever they wish. It is not uncommon for a tenant to punch holes in walls, break windows, disable doors, urinate in cabinets, purposely stop up toilets with large articles of clothing or rolls of toilet paper, cause cigarette burn-marks in carpets, pay rent late or not at all, and ignore the no-pet rule. And of course, everybody's favorite, working the system while being evicted. This is a landlord's worst nightmare, having to evict a tenant. The entire time the tenant is waiting for the court order to legally force them out, they are making the landlord "pay" for having the gall to evict them by causing more damage to the property. Hundreds, if not thousands of rent dollars are lost and repair costs can be staggering when trying to make it habitable for the next tenant. The landlord can only hope that the next tenant will not be as troublesome in order to recoup some of the money lost from the previous tenant.
Lease Sentry™, Inc. as the Solution: Lease Sentry™, Inc. is designed to provide the means by which any Member-Landlord can review a compiled history of a tenant's past rental behavior. Also, the Member-Landlord will be able to add additional rental-behavior information about this tenant for other future Member-Landlords to review prior to renting property. It is expected that once a Lease Sentry™, Inc. sign is noticed on a rental property, less-than-favorable individuals will be deterred from making the property owner a victim! Lease Sentry™, Inc. will reduce landlords' much wasted time and loss of rental income.
How Lease Sentry™, Inc. works.
How Lease Sentry™, Inc. works: Lease Sentry™, Inc. will provide two simple forms that can be downloaded from the website by member-landlords. The first form places the prospective tenant on notice and provides an explanation of why you, as a landlord, choose to utilize Lease Sentry™, Inc. It will also explain the benefits of having their rental history compiled for future dealings with other Lease Sentry™, Inc. member-landlords. The second is a legal form to be included in a landlord's rental agreement package for the prospective tenant to sign. With this signature, landlords are authorized to provide the tenant's information to Lease Sentry™, Inc. to either start tracking their history of rental-behavior or add to the database already compiled on the applicant. In either case, it is in the best interest of the tenant to be on their best behavior to always ensure that positive feedback is added to their rental-behavior history.
Performing Online Searches.
Performing Online Searches: Upon completion of the Lease Sentry™, Inc. authorization form by a prospective tenant, the Member-Landlord utilizes the two-step method to verify the identity of the prospective tenant and enters the prospective tenant's State Driver's license number or State Identification number into the Lease Sentry™, Inc. website for a history of rental-behavior.
